Building Type: Residential Heritage Property
Roof Type: Welsh Slate

The Problem

On a roof this old, small defects don’t stay small. Water finds its way into timber, ceilings, and hidden cavities. The brief was simple, preserve the heritage roof’s character, but make it perform reliably again.

Inside the Roof: What the Slate Revealed

To assess the roof properly, we carefully lifted around half the slate and battens. The craftsmanship was exceptional, and the majority of the original Welsh slate remained serviceable. The real risks sat underneath and around the system, ageing battens, tired fixings, and drainage and junction details that no longer provided reliable weatherproofing.

This kind of inspection-led assessment is central to slate roof restoration, especially on heritage roofs where retaining original materials protects both appearance and long-term value.

A Preservation-First Approach

As soon as we lifted the slate and battens, it was clear the Welsh slate itself still had value. The priority was to preserve what could be saved, then rebuild the supporting system and drainage details so the roof performs long-term without losing character.

What we did:

  • Lifted sections of slate and battens to confirm condition and set a clear scope.
  • Saved and reinstated around 80% of the original Welsh slate to preserve the heritage appearance.
  • Replaced all timber battens and added insulation to strengthen performance under the existing slate.
  • Used slate from concealed areas where needed, converting hidden sections to Colorbond roof sheets where appropriate.
  • Reinstalled slate with new nails, keeping coursing and alignment consistent.
  • Renewed valley gutters, flashings and capping progressively to improve long-term weatherproofing.

The Roof, Reinstated

The roof retained its original heritage look, with most of the Welsh slate preserved and reinstated. Underneath, the roof system was strengthened and the drainage and flashing details were renewed to reduce future water ingress risk and improve long-term performance.

Projects like this reflect our broader approach to heritage roofing Melbourne property owners rely on, conserve what can be saved, then rebuild the weak points properly.

Preserve Your Heritage Roof Before Small Defects Spread

Heritage slate roofs can often be preserved rather than replaced, but only if problems are caught early. Book an inspection to confirm the leak path, assess condition, and receive a fixed scope with detailed photos.
